This window's gotta go!


 40 year old window. Double hung, leaky, ugly, it's got to go.

It took about 4 hrs to install the window. We weren't trying to break any speed records. The old window was basically held in by 2 nails. There are about 20 screws in the new one. The gap between the framing and the window is filled with expanding foam. We taped the entire framing with a non permeable adhesive sealing tape.






Newly installed, high efficiency Pella. Very happy with this window!

Beams

Yesterday, Cofer Brothers of Tucker delivered 2 LVL beams for the house. They are 14" deep and 18' long.  I called Cofer Brothers at 9 a.m. and they arrived before lunch, free delivery.


Price $200.

Here is one of the columns roughed in.
 The columns are 4 - 2 x 8's on either side of the span, 8 total. 


 The wife and I managed to rope the beam up from the attic. It was tough.

Drywall/Lights

All the drywall in the first floor has been replaced, even the ceiling.
Recessed lights were also installed. 18 on this side of the room.


 Now comes the taping and mudding, something I don't like doing.

 This is the first coat.

Lighting

 Recessed lighting installed after ceiling drywall was demo'd. Note the sprayfoam insulation beneath the roof deck.

The H99T is a small new construction aperture for non-insulated ceilings or where insulation can be keeps 3 in. from housing. This housing features an integral thermal protector to guard against misuse of insulation materials or improper lamping. Pre-installed and captive bar hangers on the housing can be positioned to any point within a 24 in. joist space. These bar hangers also fit onto T-Bars for easy installation into drop ceilings. This housing's 5 1/2 in. height allows for use in 2 in. x 6 in. joist construction and accommodates 1 in. thick ceilings.

Insulation installation

We filled the wall cavities with 2" rigid foam insulation and filled the cracks with spray foam insulation to stop any air flow from outside.There was zero insulation behind the old drywall.

Many of the circuits needed to be rewired and boxes moved or deleted. These windows will be replaced, they are single pane leaky windows.


There is no insulation below this window because it will be replace with a door that will open onto the deck.

It is tough to try to maintain some semblance of order during a renovation. It gets expensive to eat out all the time however, so we've tried to keep a functional kitchen throughout the process.

Demolition Week

Demolition began in earnest on Monday. We are taking down the old sheet rock to expose the uninsulated exterior walls. As you can see from the photo the walls contain absolutely no insulation at all!

Demolition wasn't fun. We found two previous rat nest's. Not pretty.

Solar


 Today the solar panels were installed on the roof. For the time being the array will consist of only two modules. They are Suniva panels manufactured locally and are some the most efficient panels on the market.
The rails are Iron Ridge and they were very easy to install.
